We recommend that you allocate a small amount of money to hire the services of a photographer specialized in architecture. Proportionally, it will be a derisory expense that will undoubtedly prove to be definitive.

𝟬𝟮 Interior design and 𝗱𝗲𝗰𝗼𝗿𝗮𝗰𝗶𝗼́𝗻:
Going the extra mile when it comes to dressing the rooms will bring warmth and project the imagination of visitors. Don’t show the house empty. Furnishing it will undoubtedly increase its value in every way. Play with neutral tones and try to put pictures, artificial plants, cushions, vases, portrait-holders, books, kitchenware… success is guaranteed. Remove any personal items that may remind you of the previous owners.

𝟬𝟯 M𝗮𝗻𝘁𝗲́𝗻 𝗹𝗮 𝗰𝗮𝘀𝗮 𝗹𝗶𝗺𝗽𝗶𝗮:
That the house is in magazine condition. As far as possible, we must transmit a pleasant sensation of constant maintenance. If during a visit customers divert their attention to dust or lint on the floor we will have a good chance of not converting the sale.

The buying decision is made in the first 90 seconds – you must have the house ready! Play with the moving elements in a strictly orderly fashion. Distribute the furniture in a logical way, this is no time for “inventions”. Take a square and bevel to align each decorative element in its right measure. Research on Feng Shui.

𝟬𝟲 Renovation:
Maybe the house needs a lick of paint? Are there any faucets or cisterns to be adjusted? Do we have all the electrical installation working? These small defects are critical. Check it all out! Otherwise, the visitors will be able to renegotiate the conditions downward.

𝟬𝟳 I𝗹𝘂𝗺𝗶𝗻𝗮𝗰𝗶𝗼́𝗻:
We all like to enjoy natural light. It is synonymous with luxury, tranquility and harmony. Raise all the blinds and let the light bathe every corner. The light will make the house appear larger. The best ventilated and cooler spaces.

𝟬𝟴 M𝗶𝗺𝗺𝗮 the 𝗱𝗲𝘁𝗮𝗹𝗹𝗲𝘀:
Let’s go beyond the obvious. It doesn’t cost anything to have a pleasant scent in the house. Keeping a cool bottle of water and some nice glasses in the fridge can help create a pleasant climate. Perhaps we can also place some candles or aromatic salts in the bathroom.

𝟬9 Exterior:
Regardless of the type of house, if you have a terrace, porch, patio or whatever… you should also take care of it. Keep it clean, tidy and as much as possible decorated.

10 Attitude:
Don’t come across as desperate or needy. If you have reached this point and you have carried out all the recommendations described above, the sale will come.
